A Gas Safe Certificate which is required by law if renting out a property only lasts 12 months.
This involves a Gas Safe Engineer checking the boiler is safe
This is not the same as a Boiler service every 12 months as offered by many energy suppliers ( The biggest by far being British Gas)
I live on a big new estate and the nice men/women from British Gas are round nearly every week doing a service on one house or another.
First you get one van then a couple of hours later a second and sometimes a third! arrives.
The PROBLEM with the boilers on our estate is that they need all new gaskets once you break the seals and undo any screws.
Countless problems and revisits for leaks/repairs etc but all under the Gas Service Plan so FREE ( but you pay £15 a month plus EXCESS)
Many boilers already scrapped and replaced with new British Gas boilers so more work for BG.
I have had 2 inspections in 8 years and CO levels and performance SAFE
So do you need a Boiler Serviced Every Year?
PS we have 3 CO alarms in the property ( Free from Eon )0 -

My Grandson is buying a 2 year old property, agreed a price 3 months ago, but, solicitors are just going round in circles, delaying exchange,and we cannot find out why.
Phone calls are not answered, etc.
The vendors solicitor is maintaining everything asked for has been sent, but, my Grandsons solicitor, says she wants several things,including a Deed of Covenant exchange, as the house is still part of a new build site, and building regs etc?
There's about 6 things she requires before she will complete, but, we don't know what they are, and vendors solicitor says they've been supplied..all searches are done, EA's pushing it, there's only 2 people involved, and Grandson, stupidly gave notice on his rented house.Luckily landlord has given him another month.
Between them, the solicitors are keeping everyone on hold, causing upset, and no sign of a resolution.
Sit back and relax, or phone solicitor would be nice,but,it's not getting anywhere.
I've bought several houses, but, never come across this before, it's as if they don't want to complete, and seller and buyer are irrelevent.
I'm at a loss how to advise him on this now.0
