    Hi Craigo and thanks for sharing your spreadsheet.

    I suspect the other posters have had problems because their anti-virus software hasn't like the Excel macros.

    Just a couple of queries though:

    1) How can I change the term of the mortgage? It isn't a blue field and I noticed that there are hidden columns that the lookup command uses.
    2) I think the interest calculation might not quite be right - surely c2 formula (onwards) should actually be =b2+(b2*k$3)??

    The other thing to watch out for is with fixed rate deals, the lenders charge the interest monthly but fix the interest annually, so your overpayment isn't immediately reflected in your interest payment until that annual review :(
