Zinsser Paint to stop staining

Hi,
I had a leak in our extension from a flat roof which was repaired, but left a tea stain on the ceiling. I repainted it, but the tea stain has reoccured. I had thought it was the leak, but the roofers came out and said it was fine, and that the tea-stain will come through again if the surface isn't prepared properly.
So I've been advised to use Zinsser paint and re-paint it. The only thing is I'm not sure which to use! Can I just use this:

The ceiling is just plain white, so hopefully just painting this on will do the job.
Am I heading down the right track?

The paint I've used before to cover stains is zinsser bin0

try white undercoat over the stain and emulsion over if this does not work try bin primer

I'm with brandydog.
White solvent based (ie not water based acrylic) undercoat will do the trick at a fraction of the cost.Eat vegetables and fear no creditors, rather than eat duck and hide.0
