My neighbour

Is a complete nightmare. In the past hes been the most awkward person in the world. Refuses to let anyone even put a ladder on his land to access the roof. Had a right go at our builder and threatened to call the police.

So today he climbs over our fence and plonks his ladder there to get to his roof. Wife went out and had a right go.

He seems to think its ok for him but not for us.

What can we do? Legally what steps can we take to stop him?

Also, before it gets too silly, if this does escalate and we try to sell the house what do you have to own up to these days when selling?

    Did the builder ask before putting the ladder on his land?.

    What was his response to him doing it without asking?

    Unless he's damaging anything, trespass is a civil matter so write a letter stating not to do it without your permission and post it recorded delivery and keep a copy for your own records.
    If he keeps doing it you could have an injunction as well perhaps but it isn't free

    It might already be at that stage already. You must declare all current neighbour disputes when selling a house.

    I believe under the law you can take every other step from his ladder ;)
    It's someone else's fault.

    Funny thing is builder asked wife and she said ok. He came home and went nuts.

    Agreed. And no-one has tried to ignore him as much as us but it appears to be a bit of a game to him and he tries all sorts to cause issues.

    But what are the standard questions asked when selling house?

    Whereas I think about these things and whether its worth escalating in this way (and it rarely is) my neighbour does not care it seems and just wants to win. Unfortunately, I can't influence his behaviour.
  • UPDATE. He called the police and made some stuff up. Weird. Police turned up but werent interested.

    I know what hes like though. Its a game to him. If he can get something going through a solicitor now he will.

    How do injunctions etc work? Surely he cant do anything on the basis of a false allegation? (otherwise everyone would do this just to pee the other person off!).

    If its just to stay away from him, off his land then thats brilliant. Exactly what I want.

    But I get the feeling if he could he'd try something to wind us up again.... Surely the laws not that dull though?
