yeah i will have internet, wont bother with a tv, minimal water usage and no contents cover as i have few contents. i am a minimal person. food i have no idea, maybe 40 a week?

my main question was based on my salary is there a limit to what an estate agent will allow me to rent?

You will probably be required to have some form of tenants insurance - the property isn't yours, and landlords like you to have some for of cover.

Water usage will probably be a form of standing charge and not metered, so usage will have little impact on this.

As said above, only you will know how much you can afford. If you give us an idea of your monthly take home wage, we may be able to help more?

Don't forget - if you lose your job you've still got to pay your rent and LHA will only pay you the "shared" rate until you're 35.

is it preferable to rent than pay a mortgage if you worry what might happen if you lose your job?

It's usually cheaper to pay a mortgage - the problem is raising the deposit.
No longer a spouse, or trailing, but MSE won't allow me to change my username...

Would I be right in thinking you're looking to rent in one of the counties close to London?

I'm currently renting with my OH in Surrey and we had to provide loads of financial background info and had credit checks run, even though we have a joint income of over £60k p.a. plus approx £280k in savings and other residential property and the rent on were we're living at the moment is £950 per month including bills.
