    What exciting news moving house! I must say though there is always room for negotiation. I don't know any of my friends recently who agreed to pay full fees. It's definitely worth a try especially if flats in your area sell fast they know it will be easy work so won't mind dropping commission.

    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!
  • I always negotiate, even a little off in terms of percentage can be a lot in terms of actual cash. I negotiated fees depending upon how long it took to sell. I would pay the full fee if sold with x weeks and a lower fee if sold within y weeks and so on and so forth.

    Today's valuation was a little less optimistic (5-10% over what we bought the place for), but their fees are lower (0.85% and they seem to specialise in tenement flats like ours). Mrs E found the EA today a bit more believable, but it's difficult to know what to go for. The relatively flashy, super confident EA planning on shooting for the moon, or the slightly nervier EA who's more pragmatic, but cheaper?

    I think we're probably at the very low end of this EA's food chain, they market quite a few £,£££,£££ properties :eek:

    Going with them as they seem to really know what's hot and not in our area, probably not much room for negotiation.


    3-4 weeks, expected 4-6 tops for ours. Both of the other flats went above valuation, one of them substantially above. Our flat is bigger than the other 2 bed that sold this year, also not ground floor which is a boost.

    That's very quick, must be desirable where you live. Here most houses seem to be on the market for about six months to a year.

    I'd go with the first one if they've sold properties in the same building recently and quickly. :)

    Negotiate fees in line with the quote from the second agent.

    Much as I loath cocky salesmen I'd go with the first one. If they sold others in the block recently at over the asking price, then they may even have potentially interested parties who had put in offers on those, but got outbid.
    The higher margin of fee is not important if they can get a much better price for the sale.

    I'm not normally someone that needs to get up and go to the loo in middle of night, but something that could prove an issue when baby Ed becomes mini Ed. Especially with those carpets. :eek:

    ED thats a nice place indeed big garden and looks really well done very similar to my house is shape :] with a car port to the side as well mines a bit smaller tho

    As always they show the best photos. Not pictured are two incredibly ugly bedrooms upstairs (beyond basic decorative stuff), some wonky wiring and some other problems. Very dated (an estate sale). All floor coverings bar one room would need replaced, full redecorate etc.

    Agreed, would have to rip out the shower, which is one of the nicer rooms of the house.

    Realistically? Sure we could get it done by the end of October.
