you can't tell when a new build was purchased from the sold prices, only when they completed
They could have agreed the prices 8 weeks, or 8 months before you, or some time after
if they bought at the same sort of time as you then yeah you got a bad deal, but if they bought well before you, around a year or so ago or longer then the market was flat or negative, so they would have always got a better deal
Purchasing at £252k you probably did get a bad deal, you should have agreed to pay 250 and buy 2-3-5k worth of extras, it would have cost you less, you'd have got more and the builder would have got the same or more money0 -
I would ordinarily say no there is nothing you can do, however it never hurts to ask so why not write to the builder and say how upset and let down you feel when you were promised by their sales team you were getting the best price.
You wont get £12k back but they might offer you a new dishwasher or units or something as a go-away (goodwill) offer.0 -
A rule I have, which I think is good to live by:
After you buy a property, or anything else, for a price you're happy with, always stop checking prices.
You cannot change anything and you're happy, so don't go destroying your positive state of mind.
It's like the stock market: Someone will always have bought for less and sold for more. It is useless to even think about it.0 -
I really wouldn't worry about it. Prices change rapidly. Your neighbour got a great price. You got a great price too. The next buyers will undoubtedly pay more.
Every house is different and 8 weeks in the current market can make a big difference to prices. The fact that you paid 3-4% more for your house than your neighbour is insignificant in the scheme of things.

Exceptionally unlikely they will offer anything, given you already got a great discount. No harm to ask, but once they say no let it rest, enjoy your new home and don't look at prices until you next need to move.0 -

Just try to ignore the pitying looks you get from your neighbours.Thanks all - thought so - I just have to live with it - I love the house, and hope to stay here for many years - so hopefully it will all work out. The builder is currently advertising them at £265,000 now for phase two of the site, so I'm sort of in profit somewhere along the line
