What happens if we break up?!

Morning all...
Just a quick one, I am trying to remember the name of this legal product... basically my partner and I are buying our first property together, she is putting about £18k in, and my about £12k. I want to ensure that if we break up that the first £30k will be split to show our respective deposits, and then the remaining equity will be split 50/50.
Its different to just saying she owns X% and I own X% though. I think I recall something called a Demonstration of terms or something similar but cant recall the term!
