Union legal cover may very well apply here- check directly with your documentation.

What about the searches carried out before purchase? Did your solicitor not do a search with the water company? (I believe this now covers rivers and streams in the vicinity of the property.). What was revealed by the searches?
I was going to quote the report but it's 20 pages long. Instead i'll quote what the solicitor said:
This is the result of the water and drainage search which reveals nothing untoward.

The services are where I would expect and the water supply is not metered. Please note the position of the drain at the rear of the property – this could affect you if you wanted to build at the back, for example a conservatory or extension.

Throughout there has been no indication of the water issue or the sump pump. ONLY indication of damp.

We had someone out when the wallpaper & carpet was on & they just said "injection & replastering".

Only when the paper & carpet came off & up did the next man say "ahh that's your cause".

I've just had a look on their website. I'm paying the full whack - £13.26

Is it the legal aid section that helps me with this or not?

I'm not sure what it means tbh. Does this mean they'll cover my legal fees? Or does it mean i'd have to call the union & use their solicitor to deal with the case?

I remember when my brother had a court case against him, he was investigated to see whether he qualified for legal aid. As he worked, no he didn't. The other lad in the case who didn't work did qualify. So because i work would this be pointless - even though they provide legal aid would i not qualify for it as i work?

All very new to me & i don't know what's what.

Re the union, they have a 24 hour help line nothing lost for making a phone call.
I dont think they are referring to Legal Aid in the sense of the Government funded representation, it seems to be more of a Legal Assistance benefit.

I do have experience of using Legal Assistance from my household insurance and essentially if your solicitor thinks you have a greater than 50% chance of success then they will appoint one of their panel solicitors or, if your solicitors agees to their rates they will just pay him.

My experience was succesful and I dont think I would have thrown the $10k in legal fees at the problem without the insuarance (redundancy issue)

Have a look at your credit card and bank account benefits, I understand you can get Legal assistance as a perk with some of these.

Good Luck
