You will and are be no further forward than you are now and to be really honest Halifax do not decline much at 95% and allow you to borrow 90%

Goes without saying a complaint will be worth it, but for now you want to secure the property.

Unless your credit files are an issue, it may well be a blessing as this is likely to be better in joint names and no reason detailed so far suggest that it could not be achieved and if something happens in your relationship deal with it then. Given you have kids, cannot understand the logic in keeping it separate.

Thank you, I think we will. We were going to wait until we had done our marriage counselling before we joined ourselves financially, but if it's the only hope, it's the best solution.
