Roofing Quote

Hi
I am looking to replace the roof of my 3 bed Terraced house in London and 2 Roofing companies have quoted me around £5K.
I just need to know if the following is reasonable and if there is anything missing I should add:
Stripping the roof tiles
Stripping the felt and battens
Installation of new rainwater gutters using floplast gutters
Re-felting using Klober roofing felt
Battening using John brash premium battens
Re-tiling using forticrete V2
Re-leading the chimney using british lead mills
All relevant mortar work
Removal of debris
The cost of this work is £4,200.00
VAT at 20% £840.00
Total cost £5,040.00
