Vendor Refusing Invasive Survey (Steel frame house) - Please help!

    (IMHO) if the vendor is selling the house, why would they be fussed at the repair?


    In case the buyer pulls out at any stage an unsightly patch repair could make the house even more difficult to sell?

    If it's this difficult to buy the place, how much more difficult will it be to sell in the future if lenders get even more fussy? Sounds like a walk away to me.

    Pleased to say that it's now been done! Leaving it overnight for the vendor to have another think did the trick and luckily the surveyor and renderer were available that day to do the work at short notice.

    Also, I had sent the valuation report to the EAs, so they had evidence of it being a requirement before a value would be given, though I don't believe the vendor asked for it and made their decision before knowing I'd sent it over. Together with that, I also sent a letter via the EA explaining the situation in my own words and also introducing myself and my partner, as we'd not met the vendor (the property is empty and the EAs have done all viewings). Although the vendor had already made their decision, I (and the EA) do think that 'intro' helped, as it made the vendor more confident in their decision to go ahead, as well as giving a bit of identity/personality to the names they'd heard. There are other reasons why I think this helped, but they're to do with the vendor's personal circumstances, so I don't want to put details here, as it's not really for me to say.

    If anyone else is in a similar situation, I'd recommend trying to open a more personal dialogue, if you can (could be a letter or email, if you can't meet/speak via phone), as it may help to show how interested you are in the property, as well as reminding the vendor that you are a person, and hopefully a decent one who's out to buy a home, rather than someone who's just trying to be a pain in the bum or ruin their house! It might not change their mind, but if you're polite, you shouldn't make the situation any worse!
