Buying a little bit of land

Hi,

We are just about to start a self build project. The main bit of the land we are building on we are on with being utterly fleeced by a team of solicitors.

We are looking to purchase a little bit of land for £5000 from the other neighbour. Now i dont fancy going for round 2 with another set of expensive suits! The neighbour is rather laid back and agreeable and is up with us looking at doing it ourselves (as long as i do the leg work). The land has no mortgage on it or any funky restrictions and we will be cash buyers. How difficult is the process of doing this ourselves and what is involved?

    Not clear in what way you are being 'fleaced'. Perhaps a bit more info on what has happened?

    As for DIY conveyancing, if there is no mortgage involved it is possible. But I'd advise against it if the land does not have its own Title. Is it part of the neighbour's Title that is being split?

    I say fleeced a little tongue in cheek :) Self building on a tight budget means I need to explore every practical possibility to do tasks ourselves and saving money.

    Yes it is part of the neighbours title and is just being split and sold to us.

    Then you would need to complete Land registry form Form TP1 .

    You would also need a Plan to identify which part of the Title is being transferred, + the LR forms related to fraud and identity checks.

    As I said, a simple transfer of whole using TR1 is not too complex, but a Transfer of Part (TP1) adds a layor of complexity.

    Thanks for your help, my architect has done the drawings so thats one bit ticked off the list. Ill have a look into the forms tomorrow, hopefully shouldn't be too difficult.

    Just a thought (and not clear from your post):

    are you planning to combine 2 Titles as well? ie

    a) buy 'the little bit of land' which is a part of one Title (neighbour's)?
    b) then combine it with the 'main bit of the land' (which you already own?), to make a single, larger Title?

    This again would add a further layer of complexity.

    And if so, is there a mortgage anywhere? eg on the 'main' plot? Further complication.

    .........

    The more complicated it gets, the less I'd advise DIY!

    The later of complexity around the 'part' aspect is invariably covered by two additional pieces of online guidance
    As far as completing form TP1 and the application form AP1 is concerned I would recommend referring to the online completion notes for form TR1 as well. Whilst form TP1 differs in some ways from the TR1 many of the panels are the same so the notes will help
    The plan aspect is also covered by guidance and I would simply flag up that an Architects plan often relates to the actual building rather than the boundaries and as such may not be the one to use for the TP1. However it may well be but the guidance will help decide.

    The registration fee would be £40
