negotiating with strata builders, anyone done this?

we have just had our home valued for part ex with strata to purchase one of their new builds at 249,950. The valuation came in 15,000 lower than we could go on our hoyse, so we have proposed 15,000 discount off their buiod pkus carpet package and stamp duty.is this realistic or too high to push them? Anyonevwho has done this before your advice would ge appreciated.
left it with them now for over weekend, hoping they ring back hate the waiting and would love this house

    Personally, I think you're pushing it, and not slightly. Builders already consider part exchange as an incentive as they are taking on an extra risk factor, but you are in effect asking for a 7% discount and carpets on top of that. It depends where you are buying this property etc., but builders are in general rapidly reducing the amount of incentives offered, so I would be prepared for a very clear 'no way' on Monday.
  • Thanks for your honesty, i do feel cheeky but if you dont ask you dont get I suppose. In this case the house is probably too much for us but at least we know now our limits.
