Rubbish Landlord!!

Wonder if any of you might be able to give us some advice.
We are currently renting a property and have been in it almost two years and are about to renew for a third year, not because we love the place or anything but dont want the hassel of moving with two young children and hopefully by next year might be in a position to buy!!
Anyway onto the issue now I have set the scene!!
We have had a couple of issues with the house well the appliances really the cooker hob is not fully working the rapid heat ring will not stay lit (gas) and the oven seals appear to have gone as when ever we cook it leaks water and fat etc all onto the floor (and its a lot!!) We mentioned the hob last June to the landlord we didnt make a big deal about it and they said they would look into it. We then mentioned the hob and leaking issue in November last year and they said the same again but nothing happened, we both mentioned again in Jan said they would get seal and get sorted ASAP nothing has happened still!!
As I said we want to stay here for connivence but am not happy with how we are being ignored!! What can we do about it can we rightly get sorted ourselves and deduct money from rental payments once we have signed for another year (as we dont want to get kicked out!!

You 'mentioned' it.......?
Have you actually reported the matters formally?
Write a letter, addressed to the landlord at the address "for the serving of notices"
* itemizing each issue
* stating how long they've been faulty
* reminding him of the previous 'mentions' (how/when)
* requesting a timescale for fixing
Do not put yourself into rent arrears without having followed the correct procedure. See

How can an oven leak water and fat onto the floor?
Surely that's what you put in that causes the issue. Or it needs a good clean.0 -
Or use the Agent to do your work for you, they'll be getting a fee for you signing for another year. Tell them that you would like to stay, but are unable to commit until the oven and hob have been fixed. They'll want to get it fixed, so that you'll sign and they can collect their fee from the LL.Unless it is damaged or discontinued - ignore any discount of over 25%0

Oven seals aren't designed to hold "water and fat" in, because they shouldn't come into contact with any kind of significant quantity of either...0 -

They also get a fee for finding a new tenant and getting them to sign a tenancy agreement plus all the other "admin" fees.
To the OP, in your position I would write to the LA telling them about the repairs that need done to the property although I myself am a little confused about the fat and water pouring out the oven.0 -
Sounds like the oevn is being used wrong. Who puts water in an oven?0

I agree water/fat should not be in contact with the door seal. Either the oven dish leaks or the oven urgently needs cleaning.
But purely out of interest, surely an oven seal should be air tight? And doesn't air tight = water tight?0 -

I agree that the LL should have dealt with you issues BUT why don't you move, you are renewing a contract not on a rolling contract, you are making it easy for the LL to ignore you!0
