    It looks pretty bad doesn't it? We're not in the house yet but we just been look at it again because we have got the key. I know it is old because a few sockets in the skirting boards.

    How much on average for a 4 bed rewire?

    I would say about 4k depending on the area you live. Was it not picked up on the survey?

    If it's pushing the budget you could get the fuse box replaced and start with maybe upstairs/downstairs. They are all on (or should be) their own ring main.

    I only found out the results from the survey today after I rang up the surveyor. They said it was acceptable.

    We have got it quite cheap because it was private and we know them. I was expecting a few problems.

    I live in Stoke on Trent and the house will be bare, no carpets or nothing if that makes a difference.

    It's a perfect time to get it done then. As for the surveyor, with respect, he hasn't a clue. That really looks quite bad.

    I've just had my electrics upgraded. 4 bed Semi in the North West. Cost £2k including a new box and a certificate. Some of your wiring might be fine. So I'd say anything between £2k and £4k.

    My gf step dad is a gas engineer so no doubt he knows some people who will hopefully do us a decent price.
