Thanks to everyone who replied to my original post.
We have now had this response from building regs and I am astounded. Do we now have a house we can only sell to a cash buyer? Devastated doen't even cover it.
Thank you for your email.
I have looked back at the site notes for your rear extension andunfortunately very few visits were requested and as such we have seen verylittle of your extension.
Due to the lapse of time and the minimal requests forinspections we are not in a position to complete this project, even if anelectrical certificate was to be issued.
The best we could do would be to offer you a ‘comfort’ letterwhich does not carry the same weight as a ‘completion’ certificate, but maysatisfy your new purchaser. If you would like to request a ‘comfort’ letterplease contact xxxx on 0208 xxx xxx who will advise you further.
If our buyers drop out, what would it take to sell - my partner is talking about knocking it down and starting again!!!!!
It's not a lean-to though - it's a decent kitchen extension and I don't get why the vendors wouldn't have done it properly:

We've invested a lot in this house (time and love), had our babies here and now I hate it.0 -
can you get a private building control inspector?
i know a lot of builders prefer to use them these days...0 -
Spoken to a couple but both said we have to go to the council...0

A letter of comfort is pretty normal and acceptable.0 -

Fingers crossed - our buyers are FTBs so hoping it doesn't freak them out. And they are taking out a HUGE mortgage (£540k on £650k house) so the lenders will have an opinion...
And found out this evening that the solicitor's firm we used went into administration a year after we bought the house.
What a bloody mess.0 -
