flat roof fix/new

(Just realised this forum is probably more suitable)
I'm buying a property and our homebuyer survey says that the flat (felt/b*tchumin) roof needs fixing, or ideally replacing as has likely reached the end of its lifespan and will be more cost-effective to get replaced.
I'm struggling to find a roofer locally who'll pop round and do an assessment quote quickly - anyone done a replacement for a flat roof of this type for a small extension recently in the south, and might have a very VERY rough idea of the sort of range of quotes we'd likely expect?
I think it's approx 12 feet by 10 feet roof - and it's a shared freehold so we'd have to agree any work with the other 50% freeholder and share cost...
Just getting an idea of what we may need to put aside for this sort of work.

I just had a quote for my Garage flat roof.
The roofer charges about £45m2. Not sure if this a good price or not as I am in the process of getting other quotes.0 -

cheers, it's a start! I've got a roofer hopefully coming this weekend, but my friends had a nightmare getting any to actually turn up - so we'll see if they show up!0 -
Our roof is slightly bigger than yours and is L-shaped, but for a rough guide, we had quotes of around £600-700 for felt and £800-900 for Fleeceback Rubberbond EDPM.0
