flat roofing....

I'm buying a property and our homebuyer survey says that the flat (felt/!!!!!amin-sic) roof needs fixing, or ideally replacing as has likely reached the end of its lifespan and will be more cost-effective to get replaced.

I'm struggling to find a roofer locally who'll pop round and do an assessment quote quickly - anyone done a replacement for a flat roof of this type for a small extension recently in the south, and might have a very VERY rough idea of the sort of range of quotes we'd likely expect?

I think it's approx 12 feet by 8 feet roof - and it's a shared freehold so we'd have to agree any work with the other 50% freeholder and share cost...

Just getting an idea of what we may need to put aside for this sort of work.

    I've recently renewed my flat roof with torch on felt. I do love DIY but now i've got a real passion for roofing. I bought a book called "felt and torch on roofing", i think its relatively new. But it literally covers everything, just to let you know what i spent and then you can work out the cost, the felt is roughly £50 a roll, you'll need two layers of underlay (16m on a roll) and a layer of cap sheet (8m on a roll), if the roof is above a heated area you MUST MUST MUST have insulation installed and apply for a building regs application! - this was £300 in itself! Many roofers quote work without this but it is illegal and the council can issue fines if they find out! (and then make you re-do the roof properly!!) The insulation is about £80 per board (2.4x1.2m) and the one i used has timber on top. In total my roof cost around £800 for materials and the £300 for the building regs application but it was larger than your roof. Then obviously add the labour, but because i did it myself, i'm not sure what that would be.

    My roof turned out brilliant and i am so pleased with the finished result that i may get some cards printed to do more roof work. If DIY isn't your thing, it may still be worth buying the book i mentioned so you have a rough idea of what to expect to be charged for.

    Please could you post some quotes once they are received?
