Repointing and brickwork quote

I have some quotes from a company for repointing chimney, repointing back wall and fitting new back gate.

Plus making a bigger opening in a through room.

Do these seem fair? The opening in the through room seems more expensive than similar jobs I've seen on here? It's removing around 2ft of wall either side and above an existing opening.

Opening between lounge/dining room.
To form opening between both rooms to allow insertion of steel beam to be introduced to stabilise load bearing walling.
To open up remainder of walling on completion of item 1 above.
To make good all plasterworks following item 1 and 2 above to include allowing the installation of skim beads at all junctions of the opening prior to carrying our new plaster works.
All works in the sum of; £684.00

Rear boundary walling.
To remove minimum depth existing mortar pointing to both sides of the existing boundary walling including relaying capping, prepare to receive minimum depth new mortar pointing works of 12mm both sides, weather struck finishes.
To remove and discard form site existing entrance gate and frame.
To supply and install new framing and ledge and brace entrance gate to include all furniture.
All works in the sum of; £774.00

Chimney stack.
To erect portable scaffold tower to carry out works at heights relating to chimney stack work, to include repoint associated with your property only, all elevations of chimney stack and re-flaunching of chimney pots.
To clear all guttering of debris associated with the works on completion.
All works in the sum of; £350.00

Hi, the quotes look fine to me. The builder will probably have a couple of men for a couple of days to make the opening and replaster. I am assuming he has included for a skip for the debris and also acrow props to keep the wall up when making the hole.

It is difficult to comment on the re pointing as I don't really know what area is to be done.

Chimney work sounds about right too !. The builder will have to spend time erecting and taking down the scaffold to carry out the work. He will want to make sure he is safe working at height. Remember in line with any other business he will want to cover overheads and make a profit !. From the figures quoted and the work involved I cant see him going on a world cruise on the profit !!

I agree - those quotes appear pretty much inline with what I paid 5 years ago for similar work on my property - if you lived in the middle of London, you should be more than happy with them !
So - depending on where you live - bite their hands off..

I had chimney stack repointed in March by a roofer for £180. He just used roof ladders no scaffolding.

That's dangerous - if he had fallen - you could have been held
    responsible !

He was an old school roofer.
  • Thanks for the replies everyone. Went with the lounge opening and chimney repointing in the end. Back wall family are going to do.

He still can make a mistake and fall off !. A scaffold would stop a potential death and keep him working ! just like all the other safety conscious roofers, old school and newbys !

Still don't see how I would be responsible for his injuries. But he would be responsible if he fell and damaged my property on the way down.

Because you would be his "employer" for the time that he was working for you - ignorance is no excuse !!

I never asked him not to use scaffolding. I got him in to quote, I accepted his quote, he turned up and did the work. I was none the wiser what tools he would use whether it be just a ladder, platform, or scaffolding until he was on the job.

Anyway what you are saying is the very worse extreme scenario. I doubt anyone has been "liable" for a domestic tradesman not using all the correct PPE.
