I am very pleased for you

I have been nothing but polite to you, the reality is you haven't seen the house, you don't know what experts have said to me already, and I asked for advice around planning permission and plans.:A

Those experts must have been really useful if they couldn't help with the place you start at.Everything that is supposed to be in heaven is already here on earth.

It is not necessary to see the house. The only experts which matter are building control and by the time you have satisfied their requirements for sound and thermal insulation and fire protection you will not retain many original features.
That doesn't mean you shouldn't do it. It is sometimes just not viable to retain a single oversized property in today's market.
However there is no point pretending you will be retaining the original character.0 -
Character to one person is another's anachromism, which is all a subjective opinion, I have had building control over already to talk about what is and is not feasible.0

If building control don't want too much then you're proposing to create an HMO, not flats.Everything that is supposed to be in heaven is already here on earth.
