Just put an offer on a house - question about seller

Hi,

Just wondered if any of u had an idea of the sellers situation? We went to view a house at the end of last week and we were told that the owner had gone into a nursing home so the property was being sold.

We've just put an offer in quite a bit under the asking price as the house needs a lot of work. My husband spoke to another estate agent in the company and she said that they would need to check our chain by ringing the estate agent that has sold our property and then speak to their valuer. Is this standard if someone has gone into a nursing home or does it sound like a company is selling the property?

It sounds as if they might b looking for a quick sale as when we went to view the property the estate agent kept asking us questions about it so hoping it may help us to get the property under the asking price even though it's in a desirable location :)

    It may be that either the owner or those with POA need a quick sale to cover care/nursing home bills.

    Or they could just want a quick sale because they do. Doesn't mean its a company. Check with the land registry if you want to, who owns the property.

    If they've said they want a quick sale, I'd work under the assumption that they do.., and see if you can meet their demand. Rather than wondering who the seller is.

    I wouldn't get your hopes up - elderly relative of someone I know recently went into permanent residential care - a quick sale was desired for the sake of convenience, but the elderly relative in question lost no time in telling my acquaintance that he was to be sure to get full market price for the very desirably situated property......and he did....:)

    The relative in the nursing home may not be so keen for his house to be sold. Elderly people often think they will be coming home soon no matter how unlikely this may be. Unless someone has power of attorney the owner will have to agree to the sale and sign the paperwork. Can you get more details from the selling agent?

    The seller will need to ensure that they get the best possible price for the property, given that they are selling it, presumably, to help fund care home fees.

    Hopefully we'll find out a bit more information tomorrow about the seller. Why would they need to consult the valuer again as I presume they have already had the property valued? The price does seem steep even with it's location, you could purchase a house the same size, ready to move into for the price they r asking. I'm not expecting them to accept the offer though but hoping they will.

    My husband had to ring the estate agent that has sold our property to release details of our chain to the estate agent that we've made an offer to. Our EA says that this isn't standard practice and it sounds as if they r messing us about. Do u think this is the case?
