How else do you think you're meant to save for a deposit?
If you want somewhere bigger, you move out and commute. Your budget would buy a nice 4 bed detached in my Hertfordshire commuter village0 -

which is why we did both, had and enjoyable lifestyle renting and then bought just before the boom, my property has increased by £75K in 7 months so I am laughing all the way to the bank....but if our joint salary were £65K our chances of buying would be limited...even saving every penny...0 -

You could still buy. It just might not be up to your illustrious standards. You'd have a budget of about £270k. You can certainly get an ok 2/3 bed in Watford or Hemel Hampstead for that. If you want nearer London, you could buy in Romford or Tottenham.0 -
Nothing wrong with spending what you earn, depends on what your proprieties in life are.

Don't buy in Romford - that will be one less house for me to consider at that price range!
Also, I have spent the last 5 years trying to save for a deposit - no meals out, no going to see my mates at the other end of the country and living in a "scummy" part of Romford for cheap rent - oh and no holidays away and now I have a 25% deposit and will spend the next 30-60 years living a nicer life for it - a little hard work goes a very long way!0 -

Well done for saving, it will be worth it in a few years time when your LTV will go south of 70% when all the other 95% folk still won't of chipped anything away.

Hardly anything to laugh about on the way to the bank, seeing as while your property has increased greatly in price over the past 7 months, so has every other similar property, so the monetary gain to you is absolutely zilch, unless that is you own another property outright that you can move into or plan to sell up & move into a run down dump or an area that is far from desirable for a pittance. :cool:
My own property has increased a little more than yours over the past few months, but I do realise that to buy something that is basically the same as I have now is going to cost me upwards of £85k more, so not exactly what you could call a profit.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
