Hi, my house has been sold to of all people my next door neighbour, the house was on the market with an estate agent but my neighbour offered an acceptable price and we accepted without any input from the estate agent.
We have now received an invoice from the estate agent for their fee which if I'm honest I was expecting but do I need to pay it all? Can I negotiate? Or am I just going to have to pay up?
Any help would be greatly appreciated.

Did your next door neighbour submit their offer via the EA? What does your contract with the EA state?"You were only supposed to blow the bl**dy doors off!!"0

None of us here can see the ontract you signed with the EA.

Check the contract. Is the agent listed as "sole agent" or "sole seller". If they were only sole agents, you still have the write to sell the house without them. The offer was direct to us over the fence, no contact at all with the EA. They have not viewed (they know exactly what they are getting as they are often in for a cuppa) or even spoken to the EA.
The contract is a sole selling contract.
I guess it all hinges on the definition of "introduced"0 -

I'm not sure what you mean by "definition of introduced". The simple answer to this is that you have to pay the estate agents their fees. If your contract was 'sole selling rights' then, regardless of whether or not the EA introduced the buyer, they get the fee. This is because you signed away your right to sell the house yourself for the duration of your contract.
In my view, the only contract I would sign is Sole Agency (or maybe Multiple Agents if I lived in a remote village location).0 -
