    I would say if you dont reduce the rate for them to only be there Mon-Fri then if they do need to use it on the weekend you let them? Seems only fair if they are paying for it.

    I would personally reduce it a little to get some time to myself :)

    I have used a number of Mon-fri lets, best one was a huge Penthouse apartment in Canary Wharf, where the owner was hardly ever there as he had to travel lot for work so for 90% of the time I had the place to myself. The deal I had with him was that If I wanted to bring my wife down for the weekend and he wasn't there he charged an extra £25.

    I did briefly make the mistake of renting off a family who really needed the money and that was a nightmare, as the whinged about my 2 showers a day and despite me proving that my showers cost a whopping total of 52p, they couldn't see it so left and moved in with a mad woman in Camden who was hilarious and not hung up on petty crap.

    If I were taking in a Mon-Fri lodger then what I'd be looking at doing is providing them with towels/sheets all laundered and a lockable wardrobe in the room. I'd tell them "you're here Mon-Fri, but you can keep stuff locked in the lockable wardrobe to save you lugging it all back/forth"

    For rent I'd be charging them on a "per night" basis, a rate that'd probably work out slightly higher than a full-time rent if they were to stay every night for a month, but cheaper than that based on how many nights they stayed. e.g. if rent were usually £600/month in that area I'd be charging £25-30/night. They'd usually stay 4 nights/week so £100-120/week instead of £600/4.3=£140.

    At first I'd expect them to hand the key in each Friday morning as they left and hand it out each Monday when they arrived.... but after a month or so, if they were "normal" I might let them keep it.

    I'd tell them others were in the room at the weekend, even if they weren't, so they didn't just assume they could stay without asking, or turn up a night early without checking.
