I want to buy a property that isn't for sale

    We completed just over a month ago on a house that we found through a "mail drop" of one road. Didn't get a bargain (you can't expect to), but are happy with the price we paid (fair).

    I would go "short and sweet". Very interested in houses in your street/road. Outline your position. Give your contact details. End of. It is just about getting your foot in the door - so no need to be too specific re requirements etc (as you may be more flexible than you think for the right house in the right location).

    Word of warning: proof check your leaflet at least 5 times - especially your contact details! Just before we moved into our new (dream) house - after we completed - got a leaflet through the door from someone very interested in buying in this road. They only have a mobile number. Doing texted them back to day that we weren't interested (adjust bought), but had been successful by the same means, and to give a pointer about another house that we had seem when looking (in the same street). The leafleter had given an incorrect contact number - so anyone trying to contact him/her couldn't! Very silly!!!

    Are you saying their leaflet drop actually had a price they were offering?

    Or you couldn't refuse their phone number?

    May not work like that as they have already signed a Contract even if you do get lucky and other party drop out.
    Sellers may well have to pay fee even if Estate agents do not introduce you!

    It is a good idea, and it did work for someone I know. (2 years ago.)

    She had someone drop a leaflet through her door (and about 200 others.)

    She and her husband wanted to leave the area, and they contacted the person immediately. The sale went through in about 7 weeks, as my friend moved into private let in the village she moved to - with a view to buying again eventually, and the couple who bought her house were first time buyers. Hence; the fast movement on the purchase.

    We hope you don’t mind us approaching you in this way, but we are looking to buy a house in the area and the style & location of yours particularly appeals to us.


    We’d like a property that can be our forever family home so it will need at least 3 bedrooms. We will also consider houses that need updating. The reason we are contacting you directly is because there is nothing currently on the market that interests us.


    We have sold our own property with the buyer ready to get moving when we find somewhere ourselves. They are willing to wait if need be, so if you need some time to determine your next move, then we are able to do this.


    Our estate agent is XXXXXXXXXXX, if you wish to speak to them for clarification on any points or re-assurance of our genuine interest, please feel free.

    Definately drop the EA bit. A little confusing as your next paragraph talks about no EA fee's...

    We used this method and posted it through the letterbox of a house we liked but was already sold (and about 100 others on the same and surrounding streets). A couple of weeks later the sale fell through and the vendor contacted us.

    We've since has two separate leaflets passed through our house asking the same!
