My f-i-l has got dementia and gone into a home. He rented out various properties via an agent who the family now has legal action against. The daughters are now trying to pick up the pieces...
This is actually quite a complex situation but one thing I need to know, please, is if a tenant fails to pay their Eon electricity bill and the supply is cut, how does the landlord get the supply turned back on again for the use of new tenants?
Also, if the unpaid energy bill is in the tenant's name, can the landlord/owner be liable for the bill if it remains unpaid?
This was actually a small commercial property which used gas (for heating, mostly) but for the the last quarter when they have not been in the premises for two months, the Eon electricity bill is
** £7,000** !?
Apart from the above questions, we obviously have to find out what has happened to the reading and I have initially sent Eon a photo of the meter with its reading and serial number showing.
Any help or advice welcomed, please!?

The letting of commercial and residential property is quite different. As it is clear you do not understanbd the differences, and the decision of the family appaers to be to not continue with the use of a letting agent, I suggest you leave things to the daughters and their legal advisor to sort out this 'complex' issue0 -

The supply has not yet been cut, my query is what happens about reconnection for new tenants if/when it is cut to the property and the previous bill has not been paid.
The bill is made out to the tenants.
The previous legal adviser was in cahoots with the lettings manager in return for illegal payments and there is legal action about to commence.
Why is it is clear I 'do not understanbd the differences' [sic] between commercial and residential property when my query is based on a specific electricity supply issue? I'd be interested to know what the electricity supply situation would be in this case if this had been a default by a residential tenant as opposed to a commercial one?
The situation becomes 'complex' when there are false names being used on legal documents and three levels of sub-lessees off the original lease.

You have a different kettle of fish if sublet was allowed, did your relation know about it and allowed it etc.
If this is so and she was aware of it, it can be classed as a different type of let. I deal with legal action on this situation on a daily basis.Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0 -

Until my f-i-l went into a home with dementia none of the family was aware of what he owned or rented out.
Dealing with his lifetime 'advisers' started to show fraud on a big scale but as their solicitors and accountants were also acting illegally it has nearly been impossible to get hold of any paperwork.
My s-i-l is now sole power of attorney after many months of action on our part and we have new accountants and will have solicitors for the property side soon.
Anyway, Mr X was the original tenant. He owns various companies and businesses. The premises themselves have been an Indian restaurant and run by him, then a Chinese family, then lastly a Turkish family. We found out that he had been subletting, but cannot get the original lease to know if this was permitted or not.
The last group did a moonlight flit, stripped the place and left bills unpaid, including this large electricity bill.
I have found out that the electricity bill is actually made out to "ABC" Ltc and the original tenant, Mr X, is one of its directors.
We are putting pressure on him to surrender the lease.
Any advice on this 'complex' situation welcomed and the original question of how to get electricity restored for a new tenant if disconnected, still stands please?

In honesty, not much really togo on here. I would speak to a solictorDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

You would really need to speak to the business department here at E.ON to get some answers, as it will depend on the specific circumstances about getting the supply back on etc.
Business accounts do work differently to residential accounts in the way debt follow up works. It will also depend on names on the accounts and who has authorisation to discuss them.
As I say, give us a ring with the account address and we'll be able to give more specific information.

Thanks for the response, Helena. Our new solicitor and/or agent will be in touch with Eon about this.
There are a few issues here. The named company on your bill has the original tenant as a director and judging by the huge pile of unpaid bill demands from other people, various names and companies are given but they all lead back to the same original tenant!
The actual bill must be wrong and I have photographed the meter with reading and serial number for our solicitor and your people. I know energy is expensive, but £7000 for about one month's lights, one freezer and two heaters seems a bit steep
The main thing will be getting the supply returned if it is disconnected so that our family agent can rent the shop again to reliable tenants that WE choose!!
I'll report back on how things progress, thanks again
