Would love some advice on neighbours plan to convert to huge B&B

Are there any other B&Bs in your immediate area? Particularly on your street or on surrounding streets with a similar layout? If so, I'm afraid to say you might struggle to prevent this happening.
It also might not be 16 people, each room might accommodate 2 adults and 2 children which could obviously majorly increase the impact on sewerage, noise etc.
Your view of the nature reserve or view of anything isn't relevant in respect of planning. You do have a right to light however.
How well do you know these neighbours? Have they lived there long? I can't quite imagine the scenario whereby a longstanding neighbour would suddenly raise such a huge planning application without at least considering speaking with their neighbours first of all. Of course this may be different if you're living in an area saturated with B&Bs and it's simply that they're wanting a slice of that cake.
I am shocked to say the least that anyone would attempt to enter the B&B business on such a large scale to begin with. Are they currently possibly letting rooms in their existing house? Try and do some searching on holiday sites etc to see if you can find out. They may already be in breach of this and you could start a complaint separate to the planning application.

No and no. None in the immediate area, and definitely not on the street. as you head to the main road in to town there are a few in and among hotels, but it's not a comparable area.AnnieO1234 wrote: »How well do you know these neighbours? They have been here a fair while, and I did think they would discuss things with neighbours first, especially those most effected (i.e me!). I'm surprised by that.
They have and still do let out a room in their house to someone. I'm not sure how long they've been doing that though. It's a lot different to moving over to a higher turnover of increased guests.What is the current application actually for?
The change of use from residential to commercial?
The extension to the rear?
This may affect the focus of your objections.

Look at each parts of the process.
You can object to the extension, for various planning points - visual intrusion, over development etc.
Then take the change in use as a separate issue and object on that - parking, noise etc.
Well worth giving the planning dept a ring to chat through it to see if you can gauge whether they are likely to be favourable to the application.
You will also need neighbours on side - all of whom need to object, sticking to valid planning points.
There won't be an effect from the front, or as far as the street is concerned. I can't fault it there. I think I should indeed ring the planning people and get a feel for their response to a scenario like this.

It's not possible to tell, as each council will have its own policy.
Where I was before, one council informed close neighbours and the other didn't, but they put up notices on prominent lamp posts etc.
Where I am now, people must put up their own notice, due to 'a lack of staff.'0 -
I would assume neighbours don't know and then make them aware just in case.0

Owning a B&B isn't all a bed of roses ... they still have to fill those beds. Moving forward, a greater fear is that if they try and fail, the next owner might just turn it into a hostel/dosshouse/HMO.0

Parking will definitely be an issue. For our extension we had to add an extra parking space. Somebody behind us also has a plan for an extension submitted and they are struggling for acceptance because they need to provide two spaces without cutting down trees with TPOs against them. There was also a plan for a retirement complex near by refused on the grounds of an inadequate parking layout. There also needs to be sufficient space for turning vehicles if the property fronts onto a classified road.0
