I need to Sell my Flat

I'm having a nightmare selling my 2 bedroomed flat in Retford, Nottinghamshire. Its at an excellent price of £75,000 (with offers), has two gardens, a new bathroom, central heating, double glazed etc. Its warm, homely and a lovely flat.

Its been on the market since the end of January and I've changed my agents once as they were rubbish. Its also one of the cheapest places to buy in Retford (unless you want to spend thousands doing a place up). We keep the gardens looking nice and obviously have the house tip top each day.

We are wanting to move to Banbury within the next couple of months and this feels like a ton weight around our necks.

What's going on. Any tips to help sell before I pull the rest of my hair out :eek:

    If your flat is on rightmove then it's best to post a link and get feed back.
    I'm not cynical I'm realistic :p

    (If a link I give opens pop ups I won't know I don't use windows)

    Has anyone been to view it? If not, maybe nobody wants to buy a flat in Retford.

    Alternatively, maybe nobody wants to buy a flat in Retford for £75,000. In which case, the best tip to help sell is to reduce the asking price. Flats are just like everything else --- the lower the asking price, the more likely you are to find someone willing to pay it.

    If nobody's willing to pay £75k, the flat isn't worth £75k. It's only worth as much as someone is willing to pay for it.

    wow 75 is cheap for retford I would have thought. Depends on the condition of the flat etc, are you getting any viewings at all? Were you near the river that broke its banks or been evacuated at all in the past few weeks as that might be putting people off, or just slowing things down in that area because people who aren't local (which includes me) might think it was flooded when I know it was just the bits near the river.

    If you have a right move link then people can help with presentation etc, have you looked on nethouseprices etc to see what other flats have sold for recently?

    If it is that one, I probably wouldn't view it because the quality of the pics is horrible. For me they give the overall impression that the flat isn't really cared about. The bathroom is a bit blue, but those things don't bother me one bit. It could be green with purple spots for all I care. Some people are bothered by these things though.

    Of course this might not be your flat at all, so I'll shut up now.

    There was somebody on the BBC News at 10 last night that has been trying to sell her flat for ages, had to cut the price 3 times such that now she would make a loss on the price she paid a couple of years ago and still could not sell it!

    I don't know how a second floor purpose built can have two gardens :confused:

    It's a bit naughty to speculate on here as to which is hers.

    Sounds like the two bed ground floor flat priced at 74,000.

    I won't post the RM link in case I'm wrong.

    Wow, £75K for a two bedder.

    Add 200K, move it to Greater London and you'd have problems selling it for LESS than that!

    Either the flat is grossly overvalued or a better photographer is required.
