Ground Rent Claim from Property Company

Dear All,
This is my first post in this forum (or any other forum for that matter!) so I hope it's ok
. I'd really appreciate some help with this.
My elderly parents (80 & 74 respectively) have just received a letter in the post (as have their neighbours) requesting outstanding ground rent on their property. When they moved into the property in September 2006 the previous owners stated they had not been paying ground rent for a while and couldn't advise as to whom it should be paid.
How can they clarify if this new claim is valid (from Kay-Le Property Company Ltd PO Box 314 Lytham St Annes)? The letter states they are liable for 6 years' ground rent (as this is the maximum they are eligible to claim for). It worries me that they are going to send a cheque for £270 to a PO Box address and I worry that this may be a scam.
Any help with this issue would be greatly appreciated. If there's anymore information you require, please let me know.

Can I recommend you do a Google search on this company - I did one and it came up with a couple of different addresses and phone numbers. Hopefully, you can get to speak to someone. I also found a post from someone who had been tying to contact them for 10 years!!
Do your parents have any evidence that this company is the freeholder? Could you take a look at their lease and any other documents relevant to the purchase of their property? I would be inclined to look at information on Companies House.
I would definitely be checking to make sure this isn't a scam. Below one of the addresses with a phone number. Worth a try.

Look up on the land registry (£3) for the freehold title. See who the owner is. Only pay the owner or their confirmed-in-writing agent.0

Absolutely right, only pay it to the freeholder or if they insist that it go to their agent send the cheque payable to the freeholder c/o them, and only change that if you get a letter from the freeholder saying you should pay it to them.
The name of the freeholder should be on the invoice under Notice under Section 47 and 47 Landlord and tenant Act 1987 the name of the landlord is... and on the section 166 notice.
Do check the lease to see that the amount that they are asking for is correct.:money:Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
