I would not pay extra for a house with a conservatory as I think they're useless. As some have said, they are too hot in summer and too cold in winter. We have had 2 homes with them and used them no more than about 20-30 days of the year. You couldn't stash anything in there electrical or even DVDs, video games, videos, CDs, records or books or anything as it was cold and damp in winter, and very hot in summer.
I think they are an over-rated pretentious pointless waste of money. JMHO. I would much rather a house had an extension that I could actually use. Not a glorified greenhouse. Both houses had conservatories with radiators in too. Made not a jot of difference. It was still freezing in there.
In fact, I think a conservatory would put me off a house, or make me want to pay less as I would not want it there.
If you want one for the sake of it because you fancy one, just for plants/to make the house look bigger/to make part of the house look prettier, then fine, but I doubt it will add any value. Even if it's a huge flash one (like £10K worth,) it's not going to add that to the house in value.(•_•)

A cheap conservatory (plastic roof and normal double glazing) is a liability as it's noisy, too hot in summer and too cold in winter.
A decent conservatory (glass roof and all glass coated with film) will make it a proper room that can be used all year round and will add value.0 -
How much value does a conservatory add to a property?
Say there are two properties that are identical and are both on sale for £170K, bu one has a conservatory (say the vendor spent 5K), then does this add 5K to the house price or more perhaps?
How much do conservatories usually cost?
i doubt it would add much in value, but i think as it is a useful extra entertaining space (for 7-8 months a year!) it might make the house more saleable to a lot of people.
we bought a house with a massive (polycarb roof) conservatory last autumn. we used it til november, after which it got too cold, even with GCH. Last night we had a builder over to get some ideas of what we could do with it. He suggested rebuilding it as some kind of conservatory/extension hybrid i.e. replace one glass wall with wooden panel wall and replace roof with tiles/roof light.
Not sure what to make of that though...0 -
I'd never pay more for a house with a conservatory than one without one. I'd much prefer my money to go towards having a proper extension done that gave me an actual extra room that was fully a part of the living space all year round.
Extensions add value, conservatories don't and some people loathe conservatories, so you can limit the appeal when selling by having one.The bigger the bargain, the better I feel.

Depends on the house (and garden) and depends on the conservatory. Also bear in mind that the cheap ones have a finite lifespan. When I bought my current place, it had a hideous 20-year-old upvc conservatory. Not only did it look horrible but all the double-glazed panels had blown, and the frames had warped so it was letting in water. I don't know how much it reduced the value of the house by, but suspect we'd have had to pay a good few grand more if it hasn't been there.0
