Selling house- offers over does it work?

    Agreed. I've never heard of anyone initially offering less when a property is advertised as oo.

    Guide price, or offers around yes, offers over no.

    Offers over, just offers? Either would do me right now. As we were due to exchange last week and our buyer pulled out 2 days before I can see our beautiful house that were hoping to buy sailing away in the distance...

    Must keep positive, a watched pot never boils and neither does a stared at for sale sign...

    Well, over the last few years, in preparation for buying my own house, I started watching houses in my area online to compare their asking prices with the price they sold for and quite a lot were selling for under the offers over price. There was nothing wrong with the houses or the area, most of the houses were just priced too highly for the current market. The sold prices are rising now though.

    IMHO it's worth what a buyer will pay - however it's marketed :)
    If you can get people through the door or onto your rightmove advert, that's a good thing :)

    Well, over the last few years, in preparation for buying my own house, I started watching houses in my area online to compare their asking prices with the price they sold for and quite a lot were selling for under the offers over price. There was nothing wrong with the houses or the area, most of the houses were just priced too highly for the current market. The sold prices are rising now though.


    Yes, me too. Perhaps it is different this year but any advertised price, be it OO, OIXO etc is just a guide. Ignore the askign price and make an offer based on what you can afford, think it is worth, how desperate you are to live there. etc

    I have seen people offer less that the 'offers over' figure, and sales go through (this is in England - not familiar with how it works in Scotland)

    I think a lot of people will see the 'headline Price' as a start point - whether they offer below that will depend more on the person making the offer than on how the advertisement is worded.
