Land registry visit

Hello,
I'm new here and just looking for a bit of advice.
We are FTBs and put in our offer end of January, all went fine from there, lender did their bit, mortgage offer came, instructed our solicitor to do searches etc, no chain either side, so far so good.... However we seem to have hit a huge stumbling block.
The seller bought a piece of land from her neighbour many years ago which is all fine and registered, behind the property are farmers fields, what the seller has done over the years is basically claimed a small piece of the land behind the property to extend her garden and make easy access to her back garden. (without this land, you can only access the rear garden by going through the bungalow)
Anyway my solicitor looked into it and asked her to sign some sort of declaration to say she as always treated it as her land and done so for 20 odd years etc and then it all went off to land registry, we were expecting that they would be like fine, change the plans etc and then we were ready to exchange contracts and go. Unfortunately land registry have contacted the seller and said they would like to go and view the land themselves!!!!
Anyone have any idea how much longer this will take? It really seems to be dragging on forever and I just want my house

Where there is a possible dispute over the title to land you are trying to purchase, you have to be patient. You don't want to pay for something then find the vendor had no right to sell you that item.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Guess I'm just excited to complete and have my own 'first little house' but yes I realise I need to be patient.
Timescale wise? Do I need to prepare myself for days, weeks or longer??0 -

It don't think anyone can say, if the landowner disputes the ownership of the land it could be years!0
