Hi,
Just wondering if someone can answer this...
We put in an offer on a house on Monday morning, meeting the asking price and knowing that two further offers had been made. We did if anyone had met the asking price but were told they could not tell us.
Monday 6.20pm we received a letter confirming our had been sent to the owner and asking us to complete an offer application and confirm mortgage, etc.
Tuesday morning we called to discuss but left a message. No one got back to us.
Wednesday 4pm today we were told that our offer had been refused because the owner had gone with someone else who had also offered the asking price.
However, we were then told, when asked why they had gone with that buyer, that the reason was because that while they had offered a lower amount initially, they had viewed the property first.
Our thinking is that once we made our asking price offer, the estate agent spoke to the seller who advised they would prefer the other buyer who had offered a lower amount. The estate agent then spoke to the potential buyer who then upped the price. We were not offered the same opportunity.
We have no real proof of this but are estate agents allowed to do this? We appreciate that ultimately the owner can choose which offer they want but we have no chain and could move in straight away and offered to be flexible and give them more time to move out if required.

The estate agent is working for the seller, and for themselves. It's in both their interests to get as higher price as possible from someone in a position to proceed. So yes, the EA can do this.
If you want the property, make a higher offer.Some days you're the dog..... most days you're the tree!

The buyer already accepted the offer. More surprised that we weren't given the option to up our offer in return...0

The estate agent is merely your conduit to the vendor.
The vendor can accept or reject an offer on whatever criteria they like. The EA may well just be softening the blow of the vendor saying "Not that pushy couple. Couldn't stand 'em!"0
