Road not adopted

Afternoon all

I am in the process of purchasing a property which is some 7 years old. Its on a new development which is still partially under construction (but not the same developers who built the one im purchasing..albeit the developers who did are still solvent).

It has come to light through the conveyancing that this road has not been formally adopted by the Council.

Luckily i have contacts at the County Council and they have informed me that bizarely this is the only road completed on the development which is not adopted.

Is there any significant risk to completing without the adoption being made.

Can any "bond" or "retainer" be asked for from the current owners who have owned since new.

    My road is also not adopted yet, 7 year old estate, my house has been up about 4 years.

    The reason being is the stupid greedy gets at Persimmon changed the estate layout AFTER the drains and sewers had been laid. They changed the plans from there being around 18 houses in the street to some 11 houses ans a block of 30 flats. They're apparently in the process of a quantity surveyor providing estimates for the cost of the work to dig up and replace the pipe work with that which can cope. Annoying to say the least.

    My solicitor never mentioned the fact it was unadopted when I bought last year now I come to think about it...
