Can't get share of freehold title transferred as one of the freeholders is deceased

I am trying to buy a flat with share of freehold, but one of the freeholders is deceased, and the beneficiary of the estate has been non responsive to sign the transfer of title and the required lease extension. There are 3 flats so it is just one of the shares of freehold that is causing the issue. The freehold is not…

If you read the rest of that thread at LLZ you have the answer. it is not a simple matter of the freehold then being held on trust with the two remaining trustees assuming full ownership and therefore "able to proceed". We have no idea if they are in fact trustees or what other arrangements and beneficial interests are or were in place. It needs further investigation, lest the estate enter into litigation over what is being suggested, prima facie that a valuable asset ( the right to sell lease extensions for a premium) is being lost to the estate.

Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
