Offers on a newbuild

Hi,
Me and my partner are in the process of buying our first home and are looking to buy a new build with the help to buy scheme.
What we would like to know is how low realistically can our offer be below the asking price. We viewed the showroom and loved it but unfortunately gave an unrealistic view point of the end of terrace house that we could afford on the help to buy.
The show home, or house equivalent (3 bed semi instead of end terrace) is priced 450000 more than the end terrace. We wanted to know if how much less we could ask below this without being laughed at.
The last few homes of this site are due to be completed in September. I don't know if this makes any difference to our haggling opportunities but we know that the developer is planning to build on the other side of the village also on a much larger schale (200+ homes instead of 60).
Any sensible advice would be appreciated.

Try offering £425,000 less

You can offer anything you like but Market conditions in your area will decide if the builder wants to play ball!
If the builder is going to build the same type of house/flat on the new estate he will not want " Your" home to show up on the Land registry as "SOLD" for £20/25,000 less.
What you might get are extras! Garage, parking, carpets, better kitchen, Lawn and fencing ( corner plot) Maybe Stamp duty paid.
Location and local market are key0 -
Try going for a low offer first, you can always put in a second higher offer if the first is refused.0
