Break clause in tenancy agreement

    Well, it would have helped if you had said that earlier...

    Your friend is not the tenant and thus the contract you quoted is irrelevant to him.
    He his just a lodger of his ex-partner and he is only bound to whatever agreement they have between them.

    It seems that there is no evidence of whatever such agreement, so I would think that your friend could just pack his stuff, say good bye, and leave and there would be not much his ex-partner could in practice do.
