For landlords (or anyone): question about renting.

My OH and I want to move to Cardiff (about 300 miles from where we live now) at the end of August and are looking for somewhere to rent - we're going down next week to have a look for somewhere.
The thing is a lot of the ads on gumtree and suchlike (and certainly all the egents websites) site "professionals only", even for the cheaper places. OH is a manager with a large chain pub and is getting a transfer to a local pub, although this hasn't yet been officially confirmed in writing as it has to go through area managers etc for approval still. As yet I haven't got a job lined up to go to, although I have applied for several in the past week or so and plan to register with some temping agencies as I have a lot of admin/ secretarial experience and am fairly confident of finding something.
I have never been unemployed and we have always paid the rent on our current flat on time and looked after the place well.
I'm wondering whether landlords will be unwilling to rent to a couple who are technically moving to the area without jobs to go to - my past landlords have always wanted proof of income, which obviously we won't be able to provide. Is there anything we can do to increase our chances of getting somewhere on a good deal?

Professionals only = no DHSS
Some EA/LA/private landlords will credit check you while others will not. However the ones that don't normally ask enough questions to work out whether you are on housing benefit.I'm not cynical I'm realistic

We're not claiming benefits and don't expect to - but will they not see as the equivalent to DHSS if we don't officially have jobs yet?

If you're not claiming housing benefit you're not DHSS. Explain your story to the agent and see what they say.
The credit check is a different matter and we can't tell you whether you'll pass or not. You may have to give a larger deposit to cover their risk or something. Again, depends on the landlord/agent.

As a landlord with several properties in the Cardiff area I might have been able to help the OP.

I moved to Cardiff to live with my boyfriend last year, I did not have a job to go to and was doing temping with a catering agency to earn a bit of money. I put my last job down as a reference and it wasn't a problem.
If the credit rating is bad then perhaps your OH can offer a guarantor? If you're definately going to pay the rent on time then it won't ever be a problem or something that will be used, just a piece of paper. Obviously though if you miss rent then the guarantor will be chased for it. It happened once to me (as it was my first rental property and had no landlord for references, I had to give a guarantor.)

Yes it's a bit annoying really as OH debts are all from his first marriage, which ended over five years ago and he's due to have paid the whole lot back by the end of this year - but he still has CCJ's on his record. We got turned down for a property last time we went through an agent because of it. My only issue is an unauthorised overdraft that got me into trouble a couple of years back - I've never missed a minimum payment on a loan or anything like that.
I've booked a couple of viewings with some private landlords anyway, and am hoping I can convince them we're not a risk. Thanks for the replies - any other tips would still be appreciated!"People who "do things" exceed my endurance,

Unauthorised overdrafts shouldn't show up.
The only time I had problems with private landlords was when I was changing jobs and was looking at properties in the middle of the day on a weekday. Two of them couldn't understand why I was looking at the properties in the day........I'm not cynical I'm realistic
