Flat roof replacement cost??

Need a rough idea for the cost of replacing a leaking felt roof on a dormer bungalow please.
So far had a quote totalling £780, which is made up of £350 for labour and materials but then there is scaffolding hire of £430 which I thought seemed expensive for that element of the job. Not sure of the roof dimensions but have put a weblink to a house that is practically the same so you can see what the flat roof area looks like.
This is in North Wales.
Would just be interested to see if it seems reasonable or if I should get more quotes first? Thanks - it's mainly the scaffold price I'm querying.

Thank you, at least that saves having to ring round for further quotes.0

No probs, but it doesn't hurt just to get one more, it might save you fifty quid?
Go to the NFRC website (National federation of roofing contractors) and see if there is anyone in your area. The NFRC is actually one of the decent trade associations because you dont just pay your money and join like the others, your work is checked and you are vetted like hell!0 -
Scaffold not needed only edge protection , go for single ply epdm lasts forever, well more than forty years. Been a roofer all my life would not bother with NFRC or guild of master craftsmen or fmb or any of them that charge a hefty sum to join and really are not too fussy who they accept cos guess who ends up paying for it, the customer of course. Always try to go on recommendation. Price is ok.0

I've recently renewed my flat roof with torch on felt. I do love DIY but now i've got a real passion for roofing. I bought a book called "felt and torch on roofing", i think its relatively new. But it literally covers everything, just to let you know what i spent and then you can work out the cost, the felt is roughly £50 a roll, you'll need two layers of underlay (16m on a roll) and a layer of cap sheet (8m on a roll), if the roof is above a heated area you MUST MUST MUST have insulation installed and apply for a building regs application! - this was £300 in itself! Many roofers quote work without this but it is illegal and the council can issue fines if they find out! (and then make you re-do the roof properly!!) The insulation is about £80 per board (2.4x1.2m) and the one i used has timber on top. In total my roof cost around £800 for materials and the £300 for the building regs application but it was larger than your roof. Then obviously add the labour, but because i did it myself, i'm not sure what that would be but by the sounds of it the quote you have been given doesnt include a building regs application or insulation.
Shop around! NFRC may take money from roofers but they always makes sure jobs are done legally at the very least.0 -

You only need building reg sign-off if the area is more than 25% of the total roof area. As for others mentioning EPDM , how can anyone say it last for 50 years when it was only introduced several years ago. Lets wait and see how this material performs in 2036 but from what I've heard, the guarantee has lots of 'get out' clauses many pages long , so many building companies can't be bothered to use it. Plus , if there are any 'joins' in the work , it is difficult to make them leak proof.0
