Hello and credit file/mortgage question.

Fistly, Hello, I've been a long time lurker but this is my very first post!

To give a bit of background, I got myself into a whole heap'o'trouble with money when younger to the tune of around £37k. Don't ask, long story. Anyway i decided i wanted to pay back every bean and for the past 10 years ive paid it all back with the help of the CCCS. My only debt now is £1400 on a credit card which has a 3k limit.


I escaped with only one default which is due to drop off this week. However i still have some negative issues that show up on my credit file. They are:
  • Credit card. shows AP from 2007 through Nov 2009. Settled Aug 11.
  • Credit card. shows 6's and AP from 2006 through Nov 2008. Settled Feb 09.
  • Credit card. Mar 07 shows AP, settled Jun 08.
  • Loan. Default April 04 2008, settled April 2013.
So if my reckoning is right the default loan account should disappear Sometime in the next week or so just leaving the AP and late payment marks.

Now once my debts were cleared ive scraped together 12k as my self and my fiance would like to buy a house. I've managed to climb the ladder at work and now earn 55k a year and she earns 10k a year. Between us we have 4k on credit cards which is decreasing each month and her credit file is fine. We are looking at houses around £200k

My main question is, are these late payment markers going to stop me from getting a mortgage with a mainstream lender? Particularly ones who are offering the government mortgage guarantee?

    Hi

    I would perhaps try posting again on the mortgages section of the forum as there are some mortgage brokers who post regularly on there.

    Certainly there are lenders who will consider accepting a borrower with a file like yours. Whether that combined with the low deposit and the amount you wish to borrow compared to your incomes may be a different answer - but a broker should be able to advise.
    Alternatively have you tried approaching an independant mortgage broker to see if they think they could find you a lender based on your situation.
