They're not statutory laws, it's a common law right to quiet enjoyment. Harassment and trespass laws are statutory, but quiet enjoyment is what this is about really. That's what GM was saying. So the op should not make himself herself look foolish by quoting incorrect things.
The gist of what u say is right but terminology isn't.
Op write to them in pen and paper, get the free proof of posting, and tell them that you do not allow any unsupervised, by you, viewings and no viewings can take place between x and y, u will probably get a s21, but to be fair you will sooner or later anyway.0 -
Tbh I have always found the letting agent to be reasonable, it's more of a question of whether they can override my wishes. I think if they have no right to access the property, they won't.
My one worry about them is that I think they failed to re-protect my deposit when it turned from an AST to an SPT. I certainly can't trace it in any of the schemes. For the time being I am willing to believe that this was an oversight. Time will tell whether I am right or not. With any luck I will have exchanged on the flat I am buying before a section 21 arrives, so there will be no need to fight, and I will have some leverage in getting the full amount back, not that I think there will be any case for deductions. If anything the flat will be cleaner when I leave than it was when I moved in. The only possible contention will be the carpets but I will hire a rug doctor to clean them and they are cheap waffle which was well worn and dirty when I arrived.0 -

They will not be over-riding your wishes, as it is something you came to agreement with them when you signed the contract.
One party can't unilaterally modify a contract.
One thing I would say is that the agents don't know when the last 6 weeks of a periodic tenancy is until the tenant gives a valid notice to quit.
Even if they were to serve a Sec 21, no one knows when the tenancy would end because a Sec 21 has no effect on a tenancy.Well life is harsh, hug me don't reject me.0 -
If letting-agents have a shaky grasp of LL & T legislation an estate-agent will have none. Do not expect them to know or understand your rights or want to: they don't care. All they care about is securing a sale and earning their commission.
You have a right to quiet enjoyment of your home. It is quite reasonable to not want strangers entering your home when you are not present. There was a thread on here quite recently where a tradesman entered a property without the tenant's knowledge and they came home to find some of their property had been stolen.
WRITE to the agent, copying in the landlord, and tell them that you don't consent to any viewings while you are not present and give them the dates that you will be away. Then change the barrel of the lock to prevent unauthorised entry.0 -
I think I got an enhanced price for my property because I was able to sell it complete with lovely co-operative tenants, to an investor.

Yes I gave the tenants a "bung" for being so co-operative and helpful, because who wants to buy a tenancy with a resentful tenant sitting there waiting to be made compulsorily homeless?
[The tenants also got some cosmetic enhancements, while they were on a fortnight's holiday, prior to the property being put on the market.]0
