in terms of other points. the surveyor said the boiler has especially bad as well as electricity. he said the true value of the house is a few thousand less than my offer.
in comparison to similar houses in Nottingham in that condition, it seems i have over bidded. the boiler did look very old when i saw it, underneath, its even worse
surveryor confirmed all this in follow up emails i had with him0 -
Worth trying to renegotiate, but be ready for the estate agent to tell you the price reflects the age of the boiler and electrics. In which case you can ask why they were not pointed out before survey.
Why did the other bidder pull out, was it after a survey, worth finding out if you can.
If there are similar places cheaper then you can use that as part of your argument, but presumably you had been aware of these when you made the offer.
Remember the agent works for the seller not for you and will try and talk you round. As with any negotiation, be clear in what you want and be prepared to compromise.0 -
If the valuation is less than the offer then you are in a great position to renegotiate. We got 3k off our house even when the valuation matched the offer price.0

If the valuation is less than £66k, your lender will only lend to the valuation, so can you make up the difference in cash?

if they argue about the pennies, say best you can do is 3.5k off. As you are skint and can only just manage the mortgage. The previous buyer may have also pulled out due to the survey so the EA may be fully aware of the boiler/electrics situation.
As someone else has said be careful how you interpret the survey. Surveyers never go out on a limb and never put themselves in a situation were they could be at fault. (surveys are almost always sketchy as they often only hint at things, and hardly ever provided conclusive evidence).0 -

If you were buying my place, and told me you wanted money off because the survey said "X", the conversation would go no further until and unless you handed me a copy of that survey... I'd not necessarily be saying that I didn't believe you, but if you're genuine, then you've got nothing to lose.0 -
the estate agent is saying she wants to see the report.
she wrote this in 2 emails including the words "I will need to see a copy of the survey report "0 -
Tell you can give them copy of full survey but they have to fork out £(insert the amount) for that

When they say "there is another offer on house which is significantly higher" do they show you proof of that??Happiness is buying an item and then not checking its price after a month to discover it was reduced further.0
