Kazza_Monkey sorry I could not give you any help with EPC certificate, In process of buying house so will be making sure we get ours from EAgent.
About the combi bolier, our old boiler thing is upstairs taking up space in bedroom cupboard, we want it out and new one will be in kitchen I assume, question is, was it a terribly messy job? Would you want to be in the house when workers are there? or the place could be wrecked!!! Did they have to dig up floor etc to lay pipes or existing ones ok, our house is going to be gas heating so not related to boiler or maybe is, or was it the matter of fitting combi boiler and removing other, when you say 3 days to do must have been extensive work. House in Luton area, thanks for your help. :)
At present loft insulated, walls foam filled and reading is D so hoping that combi boiler reduces our money paid out in the longer term.

the boiler was put in the same place as the old one but we had new pipe work put in. In terms of mess yes there was a fair bit mainly due to the work men going in and out of the loft removing the tanks and replacing the pipe work, they made more holes in the ceiling for the pipes (forgot to add we were living in a bungalow) you might want to be out of the property when they do it as when they do the switch over of the boilers you wont have any hot water or heating - in our case not for 24 hours. we coped but it wasnt ideal with 2 small children. I think they do have to lift floor boards in a house. the reason ours took 3 days was a run of bad luck for the plumbers one thing was not being able to locate our stopcock which caused loads of problems. If you are re locating the position of the boiler it might be a bit more expensive than putting one back in the same place as before.
  • I have drawn the conclusion that if a property doesnt have an EPC they never pursue the fine or make them get it done as the people I used to live next door to havent got one and the sale went through at the end of January according to the land registry (i know I'm proper nosey LOL). They also didnt have a fensa certificate for the windows they had fitted 3 years ago either. I think all us people that pay to have the proper paper work done on our properties are taken for mugs!!
