Which survey ?

In the process of buying a 4 bed semi that has a double storey side and back extention. House is built approx 1930s. We were planning to just have mortgage evaluation rather than full survey as the extentions are only a couple of years old. Would anyone go for a more detailed survey or do you think this is enough ?

    Personally, I'm really nervous about structural alterations made to a house, even if recent. I'd have at least a Homebuyers done and if it's a large extension then probably a Buildings survey (top one). For the sake of a few hundred quid to check over the most expensive thing you'll ever buy....

    Mortgage valuations are sometimes done with nothing more than a drive-past. Don't expect it to pick up any faults with the house.

    Personally on that age property that has had structural work done I would want at least a homebuyers report, but I would push myself for a full buildings survey if I could afford it.

    I once bought a lovely looking '30's house, been extended & vastly improved by owner who was in the building trade. Although I paid for a homebuyer's survey, which flagged up one or two minor things, I was surprised upon moving in at some of the cost cutting that had gone on when doing the house up in the areas that didn't show at first glance.

    Plus the loft had the absolute thinnest, filthy & dirtiest insulation you can imagine, must have been donkey's years old & the surveyor had not mentioned this. No doubt because there wasn't a loft ladder & he made no effort to have a look. A full survey would have highlighted the fact that loft insulation was practically zero & lots of old junk left up in loft to boot.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We've just had a Homebuyers Survey done, after a long discussion with the surveyor as to which survey best suited our needs (we've never done this before).

    He said he would recommend a full buildings survey for:
    Buildings of around 100 years old, or less if they were "in need of modernisation".
    Thatched buildings
    Listed buildings
    Buildings that have been substantially extended or remodelled

    The one we are buying has a kitchen extension -added over 30 years ago, which was fine.
