On the day of compeltion when should the keys be ready?

Is it always after 2pm?

We are buying a property (exchanged today yay):beer: the house is already empty. There is no chain below us.

Are keys always released in the afternoon?

    It's usually written in to your contract. The last time I sold a house the contract said 1pm - I think it's so both the buyer and the seller get half of the day.

    You can have the keys as soon as your money is in their solicitor's hands.

    Make sure it's all in place and ready to go the day before then ask your solicitor to make it happen without delay.

    The keys are usually released after the funds have cleared. The vendors solicitor will call the EA usually to say they have cleared.

    The 2pm thing, or 1pm, etc is down to allowing everyone to move out in the morning and in in the afternoon usually.

    Ah thanks - I will speak to the solicitor and EA and see what their thoughts are. The house is empty and we are not actually moving our furniture in for a few weeks yet, so it is a metter of picking the keys up.

    get the solicitor to ring you before the agent so you can be at there door asap. i have known agents to get the call from the solicitors, say at 12pm and not ring the buyer till 2pm.

    Thanks - I will do that. I spoke to the solicitor today who said he will ring me ASAP after the money has been confirmed as going through.
