Solicitor failed to spot planning permission

How efficient are your local council and how long did it take to complete after the searches were made? It would be interesting to get a date of when the planning permission was granted, especially if it was after the search date.0

Did your son not consider that at some point the adjacent land would be built on?
Two huge houses is better than other developments that could have been built.0 -
As others have said a search only covers the property being bought. There is an additional question that could be asked but that would be down to your son asking solicitor. If I look at a house I ALWAYS search the council website. In this way I found a proposed new estate of affordable housing a field away from my dream property. 👎0

Yes of course he considered it Thrugelmir, hence his investigations into planning permission. But not being an expert in these things he naively assumed that as it had been turned down on two separate occasions because of the impact any building would have on the property he was purchasing and no warning flags from his solicitor that any future plans would be rejected.0

I imagine our local council are like any other da rule, efficient only when they want to be!! As it turns out the purchase of the property was swift, driven by the sellers who were constantly pushing to complete, obviously now we know why.0

I think these are the key issues:
1) What date was the planning permission granted?
2) What date was the search carried out?
3) What additional questions did the solicitor ask? (I would assume that he asked some as there was information regarding planning consents for other properties listed on the results)
4) What did the sellers say in the property information form?0 -
No land will stay empty for long when councils are brassic , regardless of local concerns

Brenny he DID search the council website, part of the reason why he's so angry now! It's still showing that permission was refused it was only when he rang the council yesterday that he found out it's been granted.0

I suspect that your son needs to contact the solicitor and see what they can do about the incorrect information given by the council.0 -
I believe that affecting neighbouring properties values is not a ground for refusing PP.0
