Help with bathroom budgeting

I will be posting lots over the next few weeks as we are in the process of purchasing a new house that needs a general refurb and kitchen extension so I am using this time to try and put together a realistic budget.

If anyone has any advice about my budgets I would be grateful.

First Floor Bathroom
Fitting (replacing everything but keeping things in the same place).
Shower bath with all fittings, toilet, sink, Wickes type floor and wall tiles, nice mosaics x 2m2
Budget £6000
Contingency (plaster may need patching ets) £500

Ground floor shower room (tiny)
Fitting (replacing everything but keeping things in the same place).
Shower cubicle
Toilet
Sink
Floor tiles and wall tiles
Budget £3000
Contingency (plaster may need patching etc) £500

We are in London but do have a freindly plumber :-)

Wow those are huge numbers, im glad i can DIY to a good standard.
I did both my bathrooms for 1K all in! the majority of your cost is going to be labour, and to be honest your probably not miles away for a good spec bathroom.
Plastering is way over the top, both rooms should easily be doable for £300 total

Guess it depends if you are DIY Adverse or not.. does seem a healthy budget, have you priced up what kind of fittings you are wanting so can see what they are likely to come in at.... granted theres likely to be a London labour premium..

What state are the electrics and water pipes in?

What about charges for waste disposal and parking?

Sensible prices if employing a tradesmen. Ensure items such as tanking are done and preparation work is good.

Re Waste disposal/parking - We're planning on getting a skip so we can clear out as much stuff (carpets, kitchen cupboards, horrid fitted wardrobes) as possible while we are planning the extension so we can add all this to the pile. Our road also has free parking.

No idea about the water and electrics - I've asked the surveyor to look at what he can but we'll have to check them out once we move in.

These prices are higher than I started with but I am rounding everything up considerably to hopefully cover any of the issues mentioned. Anything saved I can add to my decorating budget, but I want to make sure the basics are done properly.

Oh, and not DIY averse but we both work full time and we have a one year old and four year old so time is scarce. And some things are better left to the professionals.

we done our bathroom 2 years ago, got tiles from tile-it-all, much better choice and cheaper than wickes. Mainly plain white tiles and some mossiac (each costing more than a pack of the plain!!), still look great.

Today I'll be finishing off the room with ceiling cladding

Finished doing the cladding about 4.30 (about 7 hours fitting the edge trim and cladding plus 3 hours last week battoning), that stuff really does look the part, it's quite fragile though and I was literally down to the last piece of contingency board.

Well worth the £140 I spent, and I did at all myself.
