    Clean the windows. Takes very little time even if some are on a conservatory.

    If you signed the inventory that everything was clean (good order) unless otherwise stated than you have agreed they were clean.

    However as you have the deposit back nothing much they can do except give poor reference if requested by future landlords. Unlikely to try court over a small cost like windows.

    But seriously, did you never clean the windows while you have lived there?

    Even so, you give good advice. I'm not averse to cleaning the windows, was just curious about my rights, that's all, and started a thread so that people like me in future can find information about their rights.

    I agree, unlikely to take me to court. Especially because they know I can take them to court for failure to protect the deposit within 30 days and the likely outcome is compensation of 1-3x the deposit...

    Have you ever cleaned the windows at all externally?

    I'd let it hang on the reasonably accessed bit to be honest. So external lower windows that do not require a ladder unless you have the same as ours which allow you to clean externally from inside.

    Either way it is not unreasonable for the landlord to expect the windows to be cleaned regularly, and they certainly shouldn't be caked in months of dirt.

    Its unreasonable for an LL to expect anything to be cleaned regularly, as long as the property is returned as it was when it was first occupied then that is all that is needed.
    Do you tell you friends and relatives how clean their house should be too?
  • If the windows (or anything else for that matter) is not described as sparkly clean on the check-in inventory (which a tenant should check, amend, agree and and sign on or soon after moving in), then the LL cannot insist on end-of-tenancy cleaning regardless of what he has put in the contract.

    Well...he can demand, but if T refuses, LL will struggle to claim the cost from the deposit in the absence of hard evidence as to condition/state of cleanliness at the start of tenancy.
