    Easy enough to ask if this is the case. Making sure first, of course, that you can see their face when they answer you (in order to tell if they are lying).

    Overall, though, it should be possible anyway to work out whether an EPC was done at a previous point, rather than when the house came on the market. An EPC that is only about a year "older" than the date the house ostensibly first came on the market probably DOES mean the house has been on the market for a year longer than stated for instance. It would also be possible to see if the EPC stemmed from a previous owner having put the house up for sale previously (just check when the house was last sold).

    I could use the EPC the last owner of my current house did if I wished if I sold the house, but I'm sure the record would come up as "sold to Money in 2013" somewhere along the line.
